The following represents a list of common questions which often arise in the minds of potential clients:

 

Q1.  I understand that upon completion of the deal, the lender may well be paying the broker a commission.  If this is the case why do I need to pay a brokerage fee as well?

 

The level of any commission payable by the lender to the broker will always be divulged to the client at the outset and is taken into account when determining the brokerage fee to be charged.

 

 

Q2.  What is the brokerage fee for?

 

The broker has developed a detailed understanding of the financial markets over a considerable period of time.  Application of that knowledge on behalf of the client maximises their chances of securing the required funding and on the most attractive terms.  This saves the client both time and money in the long run.

 

 

Q3.  What happens if you can’t get me the money?

 

Unless an agreement has been reached at the outset regarding the payment of a fee for the level of work involved irrespective of the outcome then you will owe us nothing.

 

 

Q4.  What if I am unhappy with the terms of the facility offered by the lender?

 

If you choose not to proceed with the facility then no brokerage fee will be payable.

 

 

Q5.  How long is all this going to take?

 

It is also in our interest to ensure matters reach a speedy conclusion and we continue to work on your behalf throughout the process to ensure that the lender is in a position to complete the deal and permit draw down as soon as practicably possible.

 

Q6: Can you help me with other things such as the appointment of solicitors and valuers?

 

A6: We have contacts with a wide number of other business professionals and can usually make suitable introductions to help you.
